Ha-Ey was appointed to work with the Architect Client on the renovation of their lower ground floor apartment of a Victorian mansion block in Hampstead.

As part of the comprehensive renovation Ha-Ey worked closely with the client to review and rectify historic alterations to the property. In addition to openings and linking key spaces the thermal and integral waterproofing was addressed vastly improving the quality of liveable spaces.

Early in the project we undertook a feasibility with to review the property with the Architect Client and helped to identify structural opportunities and constraints. With this we worked through spatial design options to gain additional space and to optimise structural interventions to make the most of spaces.

Hampstead Apartment, NW2

New steelwork was designed and detailed by Ha-Ey to maximise links between spaces, as part of our appointment we carried our steel stability frame and connection designs with consideration to interior design aspirations and difficult installations. A full review of temporary works and fabrication drawings was undertaken for the client and contractor.


During strip out several poorly executed historic alterations to the property were uncovered, Ha-Ey worked with the contractor to address these and to repair latent defect associated with the age of the property. During works historic shallow foundation were uncovered, Ha-Ey designed and detailed underpinning to secure future proof the building with installation specifications and phasing.

Ha-Ey liaised and satisfied the neighbouring building Freeholders and third party reviewing engineer to ensure that the works gained approvals prior to commencement onsite, compiling a full design package and co-ordinating contractor temporary and method statements.
