An extensive reconfiguration, expansion, and modernisation of a 1930s country house with views over the South Downs. Steel framing to open up spaces, exposed timberwork and precast stone banding to define external spaces.

The client wished to completely reconfigure their existing house to future proof their home for their growing needs to create their perfect home. As part of the structural design HA-EY worked closely with Beag from early in the design process through to construction onsite.

Ha-Ey have designed new steel framing to allow the removal over half of the original ground floor supporting and facilitating expansion to the front and rear of the property. Steel connections and positions were designed carefully in response to internal spaces to conceal and reveal in response to the interior design.

 With its large cantilevers Ha-Ey worked closely with Beag and the contractor in the design of elements, reinforcement details and schedules, and fabrication drawings; due to their size elements were split to aid cranage and installation, with carefully concealed joints and steel tension ties to ensure longevity.

The existing timber timber roof was reconfigured to maximise space and Precast Stone banding defines the external entrance spaces with high spec and carefully considered colour and acid wash finish.


As part of the landscaping Ha-Ey designed and detailed a series of stepped reinforced concrete walls to form a new terrace and carve out space in the chalk hillside.


Drainage was fully redesigned with new garden soak-aways as a sustainable solution to rainwater mitigation.


A mix of new high-quality brickwork and natural lime mortar render has been used on elevations.

Balanced and cantilevered pre-cast stone banding defines external entrances spaces with cleverly carefully concealed joints steel tension ties to ensure longevity.
